Analyze Occupancy Percentages by Accommodation

With this report, you can view the occupancy of all your accommodations as a percentage and compare periods. This way, you'll know if your commercial actions are yielding results, you can identify accommodations with low occupancy, and adjust your strategy with real data.

What is this report?

The "Occupancy Percentages by Accommodation" report shows, for each accommodation, the available, occupied, blocked, and free days, as well as three key indicators: gross occupancy, net occupancy, and tourist occupancy. All this information is presented in a list that you can filter and export.

Access and Configuration

  1. Access the menu "Reports" → "Management" → "Occupancy Percentages by Accommodation."

  2. Apply the available filters to adjust the list:

    • Building

    • Period (dates)

  3. The list will show all selected accommodations with their occupancy percentage for the filtered dates.

  4. Export the results in Excel, CSV, or PDF, or print them for your internal statistics.

What fields will you see in the report?

  • Accommodation name

  • Total days

  • Available days

  • Occupied days (by owner, warranty, and tourist)

  • Blocked days (blocks and stop sell)

  • Free days

  • Gross occupancy (%)

  • Net occupancy (%)

  • Tourist occupancy (%)

Key Definitions

Total days: total days in the selected period without deducting any blocks.

Available days: all days when the accommodation is active; only deducts days with blocks and stop sell.

Occupied days: reserved days. Counts all bookings (owner, warranty, and tourist).

Free days: days without any type of booking or block. For example: 30 days of the month – 5 blocked days – 15 tourist – 5 owner = 5 free days.

Blocked days: sum of days with blocks and stop sell. Note: it is not possible to account for the days an accommodation was deactivated within the selected period.

Gross occupancy: percentage calculated over the total days, without deducting blocks or deactivations. Indicates how much of the availability the PM has over the accommodation is occupied (it is understood that from owner bookings the PM can also earn income).

Net occupancy: percentage calculated over the available days, deducting blocks. Indicates how much of the availability the PM has over the accommodation is occupied after removing the blocks.

Tourist occupancy: percentage of available days occupied exclusively by tourists.

Calculation Formulas

  • Total days = days selected in the filtered period

  • Available days = total days – blocked days and stop sell

  • Occupied days = tourist bookings + owner bookings + warranty bookings

  • Free days = total days – blocked days – occupied days

  • Blocked days = blocks + stop sell + deactivated accommodation

  • Gross occupancy = occupied days / total days (month or year)

  • Net occupancy = occupied days / available days

  • Tourist occupancy = tourist bookings / available days
