Analyze and Improve Your Listings with the Airbnb Quality Dashboard

Get real feedback from your guests and take your listings to the next level. Knowing what your guests think is key to standing out on Airbnb.

But with so many reviews and data available, it's easy to feel lost or not know where to start improving.

To simplify things, we've integrated the Airbnb Quality Dashboard directly into Avantio's Channel PRO. This tool allows you to quickly see the performance of your properties and proactively take control of your listing quality.

🔹A Complete View of Your Properties

The panel is located in the Channel PRO menu, within the “Improvement Center” section, and offers access to all your Airbnb accounts and listings without leaving your usual work environment.

Levels of Analysis

From the dashboard, you can analyze quality information in three ways depending on your needs:

  • Global Level: shows the overall performance of all your connected Airbnb accounts.

  • Account Level: focuses on the data of a single account.

  • Property Level: analyzes a specific accommodation in detail.

Attention to Detail: if you only manage one Airbnb account, the global view will not be available, as its function is to aggregate results from multiple accounts.

🔹Detailed Reviews

The first section of the dashboard summarizes your guests' average scores in different categories, with a maximum of 5 points:

  • Cleanliness

  • Arrival

  • Accuracy

  • Communication

  • Location

  • Quality

Below each score, a color bar indicates the percentage of positive (green) and negative (red) reviews. Additionally, the color of your overall rating star reflects your performance:

  • Green (more than 4.8): excellent score.

  • Yellow (4.5–4.8): below average; it's time to improve.

  • Red (less than 4.5): low score, which can affect the visibility and performance of your listings.

🔹Beyond the Score: Review Tags

By clicking on “show review tags”, you'll discover the specific aspects your guests highlight, both positive and negative. For example: “spotless kitchen,” “unclear instructions,” or “needs maintenance.”

Helpful Tip: negative tags are a clear guide to prioritize improvements and quickly increase the quality of your listings.

🔹Identify and Correct Violations

This section shows negative tags linked to specific issues reported during the stay, such as “unclean floors” or “dirty bedding.” Just hover over each category to see the details.

🔹Health Status of Your Listings

Here you'll see the status of your properties according to Airbnb's quality policies:

  • Approved

  • Review

  • Notice

  • Additional Notice

  • Risk of Suspension

  • Risk of Removal

  • Suspended

  • Removed

If the property or account has no status, it means Airbnb has not reported any, and the status section will be empty.

⚙️Step by Step: How to Filter Information in Your Dashboard

To focus your analysis, use the filters located at the top right:

  1. Filter by Account: open the “Account” menu and select the desired one.

  2. Filter by Accommodation: after choosing the account, click on “Accommodation” to analyze only that property. Only listings associated with the selected account will appear.

This way, you centralize all the information about your listings and move from reacting to anticipating problems. Review your dashboard periodically, identify patterns, and turn your guests' feedback into your best growth tool.

🔹Frequently Asked Questions

  • Why don't I see the “global view” on my dashboard?

It only activates if you have more than one connected account; it shows the average score of all of them. If you manage just one, you'll see the data for that account directly.

  • What's the difference between “Review Tags” and “Violations”?

The former collects positive and negative aspects mentioned in public reviews. Violations focus only on issues reported during the stay.

  • My listing appears in “Review” status, what should I do?

A status other than “Approved” indicates you need to pay attention. Contact Airbnb support to improve aspects of their policy and avoid penalties.

  • Where does the dashboard get the information from?

All information comes directly from Airbnb. The integration with Channel PRO allows you to view and analyze everything centrally without switching platforms.
