Activate or Deactivate Accommodations on Airbnb from Channel PRO

🔹Manage Your Advertisements Without Hassle

When managing properties on different platforms, keeping control is key: activating an accommodation at the right time, customizing its configuration, or pausing it when needed allows you to avoid mistakes and gain peace of mind. With Channel PRO, the process is quick and centralized.

🔹How to Activate an Accommodation on Airbnb

When you activate a property from Channel PRO, the general settings you've configured on the platform are automatically applied. However, you can customize them for each accommodation according to your needs.

⚙️Step by Step

  1. Access Channel PRO → Accommodation Activation.
    You can also reach it from Channel PRO → Platforms → Airbnb → Accommodations.

  1. Find the accommodation you want to activate and click the activation button (make sure it doesn't show any alerts).

  2. Complete the required fields and click Accept:

    • Synchronization Type: choose between partial or total.

    • Associated Account: select the correct account if you manage more than one on Airbnb.

    • Type: link the accommodation to an existing advertisement or create a new one.

It is not possible to connect an accommodation if you are a co-host

When activating a property, the default settings we previously configured in the General Portal Configuration are automatically applied to the accommodation. If you wish to customize them per accommodation, you can do so within the Configuration menu of the respective accommodation.

To restore the portal's default settings, click on the following icon:

Key Differences in Synchronization

  • Partial: Avantio manages rates, availability, messages, and bookings. On Airbnb, you can customize photos, descriptions, and services.

  • Total: Avantio manages all advertisement data (features, booking conditions, availability, occupancy rules). On Airbnb, you can view the information but not edit it.

Attention to Details: any existing advertisement linked in total mode will be overwritten by Avantio's information (except reviews and ratings).

🔹Change the Association of an Accommodation

Did you activate a property with the wrong ID? No worries. You can change the association to another existing advertisement or create a new one:

  1. Select the property and choose the new advertisement ID or create an advertisement from scratch.

  2. Click Accept and Save.

Remember: the previous association will stop synchronizing from Avantio. If the advertisement remains active on Airbnb, you will need to log into your account and deactivate it manually

🔹How to Deactivate an Accommodation on Airbnb

In some cases, you may want to pause or remove an accommodation. From Channel PRO, you can do it easily:

  1. Enter Channel PRO → Accommodation Activation.

  2. Click the activation button of the accommodation you want to deactivate.

  3. Indicate the reason and sub-reason (this is a requirement from Airbnb since November 2023).

  4. Confirm the deactivation by clicking Disconnect.

Most Common Reasons

  • "My space is not available to host guests at the moment"

  • "Hosting is not worth it for me in terms of time or money"

  • "I have legal or tax concerns about my activity as a host"

  • "I only want to host guests at certain times"

  • "I'm concerned about guest behavior"

If you select "I have other reasons," a text box will be enabled to detail them.

  • Before activating an advertisement, check that there are no alerts on the accommodation.

  • If you change an association, don't forget to manually deactivate the previous advertisement on Airbnb.

  • Periodically review the type of synchronization (partial or total) to ensure it fits your management strategy.

  • Can I switch between partial and total synchronization?
    Yes, you can change it at any time from the accommodation configuration in Channel PRO.

  • What happens to my reviews if I switch to total synchronization?
    Guest ratings and comments are not deleted or overwritten.

  • What happens if I deactivate an accommodation?
    Synchronization stops, the advertisement is unpublished from Airbnb, and Avantio is no longer connected. You can manage it manually from Airbnb.

  • Can I activate an accommodation if I am a co-owner?
    No, co-owner accommodations cannot be connected through Channel PRO.

  • Are the deactivation reasons always the same?
    No, Airbnb may display different options depending on the information it receives in real-time.
