This not only affects which data updates automatically, but also defines how you should manage your property from that point on. This guide will help you understand what syncs and what doesn't, depending on the type of connection you choose.

  • Full management from the VRMS (Avantio): description, photos, rates, availability, extras, policies, etc.

  • Airbnb becomes "read-only": you won't be able to edit from your extranet.

  • Ideal if you want total automation and to avoid sync errors.

2. Partial Sync

  • Only price, availability, and price modifiers sync from the VRMS.

  • You can edit the rest of the listing content directly on Airbnb.

  • Recommended if you need to customize texts, rules, or specific policies for Airbnb.

  • The address only syncs if you create the listing from scratch (not for properties already existing on Airbnb).

  • The pet extra is only recorded once (not per number of pets).

  • Booking modifications and cancellations must be made on Airbnb. They are then updated in the VRMS.


🔄 Release: Precisely Control When Booking is Possible

What is “Release”?

It's the minimum time that must pass between when someone makes a booking and the arrival date.

Available Configurations:

  • By Days: E.g. 1 day = does not allow same-day bookings.

  • By Hours: E.g. 6 hours = allows bookings for the same day until 6:00 PM (calculated by subtracting 6 hours from midnight, i.e., 24:00 – 6 h = 18:00).

  • You can activate the Contact Messages option so travelers can send you a request even after the minimum release time has passed. In that case, you decide whether to accept the booking manually.

Maximum Release:

  • Controls how far in the future travelers can book.

  • Default: 365 days.

  • You can shorten it or remove the limit if you have prices and availability defined.
